

In the heart of the Umbrian forests, not far from the border with Tuscany, lies our farm and agriturismo. Serpolla was built in 1362 as a hermitage of a monastery.
We are surrounded by vastness and silence. If something makes a noise here, it usually comes from nature or ourselves.
With a wonderful view over densely wooded hills, our farm is idyllically nestled at an altitude of about 500 meters between olive groves, streams and forests.
Serpolla covers an area of approximately 65 hectares and is a place of peace, strength, and security that we would like to share with you. Here you can leave your everyday life and busyness behind. You will be surprised at how quiet it can be here.
Our water comes from one of the nearby springs, the electricity from the sun, and the heat in the cold season from firewood from our forests.
What grows here, herbs, fruit and vegetables, tastes good. The wild thyme that we find everywhere gave the farm its name: Serpolla. The air is spicy and clear.


We are pleased to offer 4 holiday apartments. Serpolla is a farmhouse made of typical Umbrian materials, with high ceilings featuring massive wooden beams and terracotta floors. The thick stone walls give the rooms a cool atmosphere in the summer and a warm atmosphere in the winter.
The apartments are simply furnished, clear and of high quality. All furniture is made of solid wood, the mattresses are made of pure natural rubber, and the walls are painted lightly with organic clay paint.
In front of the apartments is the large south terrace with a fireplace. The gardens feature many shady favorite spots, hammocks, swings for both young and old, a large saltwater pool for swimming, and our wood-fired barrel sauna.
There is Wi-Fi via satellite, but no TV, only silence, birdsong and the endless greenery of the forests.
The area itself is called Greppeppe, which aptly means "hilly land". The next village, Pietrafitta, is about 11 km away. Serpolla borders the UNESCO Biosphere Reserve Monte Peglia.
The view from here has hardly changed over the centuries: to the west lies the inhabited castle hamlet of Greppolieschetto, some distance away, and to the south the castle of Montegiove. There are no neighbours for miles around.
The valley we are looking at has been completely abandoned by civilization, farms have been falling into disrepair here since the 1960s of the last century.So you can enjoy an untouched landscape on your excursions.
The location is also ideal for exploring numerous villages, cultural cities and nature parks.A place for those seeking peace, quiet, and seclusion, but also for adventurers and hikers, for holidays for two, with the family or with friends. Children find endless opportunities for free play in nature here.

Serpolla is of enchanting serenity and offers an authentic refuge in reachable seclusion in increasingly wild times. Serpolla is also an ideal destination for stargazers with its wide, often clear sky.
Silence helps us to switch off, to experience ourselves as part of nature and to be ourselves.
A journey to Serpolla is also a journey into silence, where it is easy to see things as they really are. It can be a little less. On Serpolla, the artificial spaces of our civilization fade into the background and we can enter into a relationship with the reality of the living.
Umbria is a land of culture, art, spirituality, and unspoiled nature. When walking, hiking or cycling, you can enjoy the beauty of nature, the peace and the vastness.
Small and large tours in the Mediterranean scent of wild herbs growing everywhere are possible on foot or by mountain bike. For all hiking and trekking enthusiasts, the Monti del Trasimeno mountain community has created circular routes. For example, it is 10 km to Greppolieschetto, 8.5 km to the castle of Montegiove, and 9.9 km to La Scarzuola.
Even those seeking mental nourishment or adrenaline will find it here. Serpolla is located on the border of Umbria and Tuscany. There are many cities and villages with cultural attractions and museums that can be visited in one day:
Perugia, Città della Pieve (40 minutes each), Orvieto, Assisi, Cortona, Montepulciano (70 minutes each), Gubbio (80 minutes), Arezzo, Spoleto, Rasiglia (90 minutes each), Florence and Rome are about 2 hours each.
The Marmore waterfalls (85 min), Lake Trasimeno (50 min) with its islands Polvese and Maggiore, Monte Cucco and its caves are also easily accessible (90 min).
We are happy to organize excursions and courses for you: wineries, saffron cultivation, carriage rides, pasta course, cooking course, craft beer tasting, pottery course, hemp processing, beekeeping, chocolate laboratory, ceramics workshop or truffle hunting.








The holiday apartments in Serpolla can also be booked together, so that up to 18 people can comfortably spend the night.
It is great to celebrate together on the terraces, by the pool and in the gardens. We are happy to organize catering, entertainment and much more for you and your guests. Weddings have already been held under the loving oaks.

Between Tuscany, the Marches, and Lazio, right in the middle of Italy, lies wild Umbria, traversed by dense forests and gentle hills all the way to rugged high mountains. Always a bit more melancholic and harsh than the sweeter Tuscany.
In the middle of it all are Perugia, the large Trasimeno Lake, the Monti Sibillini National Park, and the Monte Peglia with Serpolla Biosphere Reserve. In the original Umbria, people maintain a slower lifestyle, friendly and warm, reliable and relaxed.
Serpolla is consistently managed organically. Next to our olive groves, the largest part is forest and scrubland, which our goats will love from 2026 and which provides shelter for our chickens. The animals live away from the houses, only our Burmese temple cat Eli likes to make contact, tomcat Miro strokes the yard, our young Maremmano bitch Gioia and calm dog Gino also likes to accompany guests on a walk. Otherwise, we hear woodpeckers and owls calling.
We see deer, hares, partridges, squirrels, badgers and, of course, wild boars. There are also porcupines, deer, wildcats, martens, cuckoos, and pheasants. And sometimes wolves howl in the mountains at night.
Good, honest, fresh and therefore also comforting food is close to our hearts. Ask us where you can get the best organic food for your stay.


First we found our unlikely love, and then we discovered a shared longing for a secluded farm. In January 2025, we took over Podere la Serpolla and began our adventure here.
Josepha sees, understands and connects with people. She has a deep connection with the elements, plants and animals. Following a long illness that clarified many things and sharpened her perception, she supports healing through visionary craniosacral bodywork and guidance.
Andreas is eager to learn and loves to be active; he has worked as a journalist, a media entrepreneur running a radio station, a therapist specialising in body-centred psychotherapy, and founded an organic supermarket in Costa Rica. Now he is delighted to be able to spend so much time outdoors at Serpolla.
Here we have found the place we longed for. We are thrilled by this soulful place, which we cherish and wish to share with you. It is a dreamlike place for those who, like us, seek peace and tranquillity away from the chaos of the world.
