
Our farm and agriturismo is located in the heart of the Umbrian forests, not far from the Tuscan border. Serpolla was built in 1362 as a monastery hermitage. We are surrounded by vastness and tranquility. With a wonderful view over densely wooded hills, our farm is idyllically nestled at an altitude of 500 meters between olive groves, streams, and forests. Serpolla covers an area of approximately 65 hectares and is a place of peace, strength, and security that we would love to share with you. Leccio (holm oak, sleeps 2-4) is located on the first floor and measures 45 m². The kitchen-living room also has a futon sofa bed. The large bedroom with a carpenter's beamed bed and the spacious bathroom face west, facing the sunset. We are pleased to be able to offer three vacation apartments starting this summer. Serpolla is a farmhouse featuring typical Umbrian materials, high ceilings with massive wooden beams, and terracotta floors. The thick stone walls give the rooms a cool atmosphere in summer and a warm atmosphere in winter. All apartments are heated by our wood-fired central heating. The apartments' furnishings are simple, clean, and of high quality. All furniture is made of solid wood, the mattresses are made of pure natural rubber, and the walls are painted with light, organic clay paint. Sustainability is important to us. Upcycling works! Old fruit crates and fishing boats have been transformed into new bedside tables, and old roof beams have been turned into beds. There's satellite Wi-Fi, but no TV; instead, you'll find peace and quiet, birdsong, and the endless green of the forests. Here, you can leave everyday life and the hustle and bustle behind. You'll be amazed at how peaceful it can be here. Water comes from our nearby spring, electricity from the sun, and warmth in the cold season comes from firewood from our forests, provided by a wood-fired central heating system. The herbs, fruit, and vegetables that grow here are delicious. The wild thyme that we find everywhere gave the farm its name: Serpolla. The air is aromatic and clear. The apartment is yours to use exclusively; you share the outdoor areas, pool, and sauna with us and our guests. In front of the apartments is the large south-facing terrace with a fire pit. The gardens offer many shady spots, hammocks, swings for all ages, a slackline, the large saltwater pool for swimming, and our wood-fired barrel sauna. The surrounding area itself is called Greppeppe, which aptly means "hilly country." The nearest village, Pietrafitta, is about 11 km away. Serpolla borders the UNESCO Biosphere Reserve of Monte Peglia. The view from here has barely changed over the centuries: to the west, some distance away, lies the inhabited castle hamlet of Greppolieschetto, and to the south, Montegiove Castle. There are no neighbors for miles around. The valley we look into is completely deserted by civilization; farms have been falling into disrepair here since the 1960s. This allows you to enjoy an untouched landscape on your excursions. The location is also ideal for exploring numerous villages, cultural towns, and nature parks. A place for all those seeking peace, quiet, and seclusion, but also for adventurers and hikers, for holidays as a couple, with family, or with friends. Children find endless opportunities for free play here in nature. Serpolla exudes an enchanting serenity and, in increasingly wild times, offers an authentic refuge in accessible isolation. With its vast, often clear skies, Serpolla is also an ideal destination for stargazers and birdwatchers. The silence helps us unwind, rediscover ourselves as part of nature, and find ourselves at one with ourselves. A trip to Serpolla is also a journey into silence, where it's easy to see things as they truly are. It's okay to have something less. On Serpolla, the artificial spaces of our civilization fade into the background, allowing us to connect with the reality of life. Umbria is a land of culture, art, spirituality, and untouched nature. While walking, hiking, or cycling, you can enjoy the beauty of nature, the peace, and the vastness. Tours both short and long, amidst the Mediterranean scent of the wild herbs growing everywhere, are possible on foot or by mountain bike. The Monti del Trasimeno mountain community has created circular trails for all hiking and trekking enthusiasts. For example, it's 10 km to Greppolieschetto, 8.5 km to Montegiove Castle, and 9.9 km to La Scarzuola. Those seeking spiritual nourishment or adrenaline will also find what they're looking for here. Serpolla lies on the border of Umbria and Tuscany. There are many towns and villages with cultural attractions and museums nearby, making for a day trip: Perugia, Città della Pieve (40 minutes each), Orvieto, Assisi, Cortona, Montepulciano (70 minutes each), Gubbio (80 minutes each), Arezzo, Spoleto, Rasiglia (90 minutes each), Florence, and Rome are each just over two hours away. The Marmore Waterfalls (85 minutes), Lake Trasimeno (50 minutes) with its islands of Polvese and Maggiore, and Monte Cucco and its caves (90 minutes) are also easily accessible. Lake Trasimeno offers ideal conditions for kitesurfing, wakeboarding, SUP, sailing, and windsurfing. There is also a sailing school in Castiglione del Lago. We are happy to organize excursions and courses for you: wineries, saffron cultivation, pasta courses, cooking classes, craft beer tastings, pottery courses, hemp processing, beekeeping, a chocolate lab, a ceramics workshop, or even a truffle hunt. The holiday apartments in Serpolla can also be booked together, comfortably accommodating up to 18 people. Celebrate together on the terraces, by the pool, and in the gardens. We are happy to organize catering, entertainment, and much more for you and your guests. Weddings have already taken place beneath the loving oak trees. For larger groups, we are happy to reserve additional accommodations within a few kilometers. For a special weekend for two, we are happy to provide you with all meals from our organic kitchen. Between Tuscany, Marche, and Lazio, right in the middle of Italy, lies wild Umbria, crisscrossed by dense forests and rolling hills, as well as rugged high mountains. Always a bit more austere than the sweeter Tuscany. In the center of it all are Perugia, Lake Trasimeno, the Monti Sibillini National Park, and the Monte Peglia Biosphere Reserve with Serpolla. In authentic Umbria, people cultivate a slower lifestyle: friendly and welcoming, reliable and relaxed. Serpolla is farmed strictly organically. Besides our olive groves, most of the land is forest and scrubland, which our goats will love from 2026 and which provides shelter for our chickens. The animals live away from the houses; only our Burmese temple cat, Eli, enjoys socializing, and our tomcat, Miro, roams the farmyard. Otherwise, we hear woodpeckers and owls calling, or the nightingale chirping. We see deer, hares, partridges, squirrels, badgers, and, of course, wild boars. There are also porcupines, deer, wild cats, martens, cuckoos, and pheasants. And sometimes, wolves howl in the mountains at night. Good, honest, fresh, and therefore wholesome food is important to us. Ask us where you can find the best organic food for your stay. Fast trains take you comfortably to Perugia or Terentola-Cortona, where we will be happy to pick you up. It's also easy to get here by train from Rome or Florence airports. We are happy to organize an airport transfer upon request. The final 4 km of the road is a gravel road, a good "strada bianca," as they are known in Italy. The last 1.5 km of the road are also passable without four-wheel drive, but the road could be better.
